Municipality of Borgholm – Modern care facilities with retained financial flexibility

Project
A newly developed care home of approximately 5,760 sqm in Borgholm, designed to meet future care needs and high sustainability standards.

Challenge
The municipality needs to address increasing demand for elderly care while managing limited investment capacity. Financing new properties often requires a trade-off between capital investment and financial flexibility. In this case, Nordisk Renting acquired the property from a developer with a long-term lease in place.

Solution
With Nordisk Renting as property owner, the municipality gains access to a leasing structure with an integrated purchase option – providing control over a modern and sustainable facility without tying up capital. At the same time, the option to take ownership in the future is preserved. This model is particularly well-suited for municipalities seeking long-term control over strategic assets.

Outcome
• A new, modern care facility ready for future needs
• Capital released for prioritized public investments
• Long-term flexibility and control over the asset
